Main Floor: Features a spacious living room with a sleeper sofa, a 55” Smart TV, a dining area, a fully equipped kitchen, a half bath, and a laundry area. This floor also includes a King bedroom suite with an en-suite bathroom (tub/shower combo) and a patio leading to the pool.
Second Floor: Unwind in one of two King bedroom suites, each boasting a full en-suite bathroom. Both suites feature private balconies—one offering serene pool views and the other providing beautiful Gulf vistas.
Third Floor: A cozy bunk room with a twin-over-full bunk bed and a twin pull-out trundle, perfect for kids. This level also has a private balcony with lovely Gulf views (the door is alarm-equipped for safety).

Enjoy access to a large, shared pool between the four homes, complete with a grilling area and shared loungers for relaxing poolside. We also offer private patio furniture behind the house, along with beach gear available on an honor system. An outdoor shower is provided for easy rinsing after a day at the beach.

Families with young children will love this property! Swell Life caters to families with amenities like a bunk room, high chair, pack ‘n play, and children’s dinnerware. All of this plus the pool outside the back door and easy beach access across the street provide endless entertainment.

Welcome! Thank you for considering a stay in one of our homes with Barnes Beach Houses! We are a family-owned business and take great pride in personally managing each of our properties. My husband and I live in Mansfield, Texas, and truly enjoy hosting our guests. Many of our visitors return year after year, and we love building those lasting relationships. We have five children—one still at home, one in college, and three grown with families of their own—blessing us with five wonderful grandchildren. Both of us work in the healthcare industry and love to travel whenever we can. When we travel, we prefer staying in short-term rentals ourselves, which gives us valuable insight into what makes a stay comfortable and memorable. We use that experience to make sure our guests enjoy the same level of care, comfort, and thoughtful amenities that we appreciate when we’re away from home.
